    For those with traditional credit and income qualifications:

  • 30/25/20/15 Year Fixed

     

    Purchase Transactions:

    Feature: Rate is fixed for the term of the loan

    Qualifications:

    • Credit scores from 680 to 800.
    • Maximum 45% debt to income ratio
    • Maximum loan to value 90%
    • Maximum loan amount $2.5M
    • Traditional income sources, ie. tax returns, W-2;s, etc.
    • Owner-occupied, 1-4 units, 2nd homes, investments allowed (higher rates and fees may apply; lower loan to value also)
    • No bankruptcies or other credit events in the last 7 years

    Refinance Transactions:

    Feature: Rate is fixed for the term of the loan

    Qualifications:

    • Credit scores from 680 to 800.
    • Maximum 45% debt to income ratio
    • Maximum loan to value 90% (rate and term); 80% (cash out)
    • Maximum loan amount $2.5M
    • Traditional income sources, ie. tax returns, W-2;s, etc.
    • Owner-occupied, 1-4 units, 2nd homes, investments allowed (higher rates and fees may apply)

  • 10/7/5/1 Fixed/ARM

    Feature: Rate is fixed for the first 10, 7, 5 or 1st year(s) of the loan. Lower interest rate to start.

    Qualifications:

    • Credit scores from 680 to 800.
    • Maximum 45% debt to income ratio
    • Maximum loan to value 90%
    • Maximum loan amount $3M
    • Traditional income sources, ie. tax returns, W-2;s, etc.
    • Owner-occupied, 1-4 units, 2nd homes, investments allowed (higher rates and fees may apply; lower loan to value also)
    • No bankruptcies or other credit events in the last 7 years

    Refinance Transactions:

    Feature: Rate is fixed for the first 10, 7, 5 or 1st year(s) of the loan.  Lower interest rate to start.

    Qualifications:

    • Credit scores from 680 to 800.
    • Maximum 45% debt to income ratio
    • Maximum loan to value 90% (rate and term); 80% (cash out)
    • Maximum loan amount $3M
    • Traditional income sources, ie. tax returns, W-2;s, etc.

    • No bankruptcies or other credit events in the last 7 years
  • Non-Traditional Qualification (Non-QM)

  • 40/30/25/20/15 Year Fixed

     

    Purchase Transactions:

    Feature: Rate is fixed for the term of the loan. 40 year loan is interest only.

    Qualifications:

    • Credit scores from 660 to 720.
    • Maximum 50% debt to income ratio 12/24 month bank statements can be used to qualify (self-employed only)
    • Maximum loan to value 95% (dependent on credit score, loan amount and documentation used)
    • Maximum loan amount $5M
    • Owner-occupied, 1-4 units, 2nd homes, investments allowed (higher rates and fees may apply)
    • Bankruptcies and prior foreclosure allowed, higher rates will apply.

    Refinance Transactions:

    Feature: Rate is fixed for the term of the loan. 40 year loan is interest only.

    Qualifications:

    • Credit scores from 660 to 720.
    • Maximum 50% debt to income ratio. Can use 12/24 months of bank statements to qualify (self-employed only).
    • Maximum loan to value 90% (rate and term); 70% (cash out), dependent on credit score, loan amount and type of income documentation used
    • Maximum loan amount $5M
    • Owner-occupied, 1-4 units only
    • Prior bankruptcy and/or foreclosure allowed, higher rates will apply.
  • 10/7/5/3 Year Fixed/ARM

     

    Purchase Transactions:

    Feature: Rate is fixed for the first 3, 5, 7 or 10 years of the loan. Becomes an adjustable thereafter. Interest only payments are available.

    Qualifications:

    • Credit scores from 660 to 720.
    • Maximum 50% debt to income ratio 12/24 month bank statements can be used to qualify (self-employed only)
    • Maximum loan to value 95% (dependent on credit score, loan amount and documentation used)
    • Maximum loan amount $5M
